Q: How large are the lots?
A: Lot sizes vary throughout the neighborhood. The smallest lot
is 75 wide and 160 deep and contains 12,000 square feet
or 0.2755 acres. The largest lot contains 55,837 square feet or
1.2819 acres.
Q: What are the price ranges
for the lots?
A: The price of the lot is determined by the size and location within
the neighborhood. Lot prices range from $ 32,500 to $ 62,500. The
average lot price in the neighborhood is $ 39,700.
Q: What is the minimum house
size requirement for the subdivision?
A: All houses built within the subdivision shall have the following
minimum footprint, exclusive of basements, attics, garages, porches,
decks and unheated areas:
One story homes - 1200 square feet
One and one half story homes - 800 square feet on main floor
Two story homes - 700 square feet on main floor
All others, including split level - 1200 square feet
Q: Is there a maximum size for
a house?
A: No. The only limitation is that the footprint of the home falls
within the buildable area of the lot. The buildable area of the
lot is determined by zoning and states the minimum distance from
the side, front and rear property lines.
Q: Who maintains the common
areas of the neighborhood?
A: There is over eight acres of park area including the area along
side Cold Creek and Brunner Woods. Funds to maintain these areas
will be collected from both the single family and condominium owners
as association dues.
Q: If we purchase a lot, how
long before we have to begin building?
A: There is no time limit to begin construction, however, you will
be expected to maintain the grass on the lot below six inches.
Q: Who is building the houses
and condominiums?
A: Cold Creek Construction Company Ltd. will be the main builder
in the subdivision. They will construct all of the condominium units
and are also available to build single family homes.
Q: Can any other companies build
my new single family house?
A: Yes. You can choose to purchase a lot and have another builder
complete your new home. Your plans and specifications would have
to be presented to the plan review committee for their approval
before beginning construction. After construction begins, all work,
including landscaping, must be complete within 18 months.
Q: What is an "elevation"?
A: An elevation is a two dimensional plan view of the exterior of
the house. For example the front elevation would be a drawing showing
what the front of the house looked like, drawn to scale, with detailed
notes showing the different materials planned for use on the exterior
of the building. All plans include a front, rear, left and right
side elevation.
Q: Can we have pets?
A: Pets are allowed in the neighborhood.
Q: Are fences allowed?
A: Yes. The City of Sandusky zoning regulations allow certain types
of fences to be installed. There are some restrictions as to the
height and location of fences.
Q: Where would our children
go to school?
A: Cold Creek Crossing is located within the Sandusky City school
system. Our neighborhood is within walking distance of Venice Elementary
school. Busing is currently available to all other school facilities.

Q: Are we responsible for installing
the landscaping?
A: Yes. All condominium areas will have landscaping and lawn seeding
included in the price of the unit. All homes built by Cold Creek
Construction Company Ltd. will include the cost of landscaping and
lawn seeding within the sales price of the house. If you select
another builder to complete your new home, landscape plans must
be included in the plans submitted for review and all work shall
be completed within 18 months of beginning construction.
Q: Can we have a basement in
our single family home or condominium?
A: Yes. The condominiums being built on Westwood Way will have the
option of a basement or crawl space foundation. There are several
locations that will accommodate walk out basements. All single family
homes have the option of installing a basement. Many walk out basement
sites are still available.
Q: How long does it take to
build our new home or condominium?
A: Actual construction time may take from three to six months depending
on the time of year and our current backlog. Construction time may
be extended during the winter months or because of inclement weather.
